Service tiers

Four tiers. Each one includes the one before it.

Choose the highest tier you need. Everything below it is included, starting with the scan.

  2. Tier 2: Building Model

  3. Tier 3: Building & Process Model

    • One consolidated customer review round

    Final drawing fee depends on the agreed sheet list, number of views, and level of detail. Includes one consolidated customer review round; additional views, scope changes, and subsequent revisions are quoted separately. See the example sheet

Modeling and drawing minimums are additional fees. Budgetary starting rates; a written proposal establishes final scope and price.

    Place new equipment against real, measured conditions instead of decades-old drawings.

    Route conveying lines, platforms, and supports around what is actually there.

    Plan expansions, mezzanines, and line changes from an accurate existing-condition model.

  • Clash review

    Check proposed designs against the point cloud and model in Navisworks before fabrication.

Scope & FAQ

Scope rules and common questions

The rules behind the published rates, and straight answers to common questions. The written proposal states the final scope for your project.

How is billable area measured?
  • Billable area is marked on an agreed plan.
  • Count each floor or platform requiring separate capture.
  • Area-type rates (open, standard, dense) apply to ordinary overhead equipment; dense multilevel pipe racks require a custom quote.
  • Visible roof geometry is included only where safely captured; additional roof access or aerial capture is separately quoted.

Projects over 100,000 sq. ft. of billable area are custom quoted.

What does a model include?
  • Equipment models represent external geometry and major visible connections.
  • Piping systems and minimum modeled sizes are agreed before quoting.
  • Insulation outside diameter does not establish nominal pipe size.
What is excluded from standard rates?

Standard rates exclude:

  • Hidden components and equipment internals
  • Unverified specifications
  • Detailed supports and fabrication details
  • Structural analysis and code certification
  • P&IDs, fabrication drawings, calculations, and permit documents (separate scopes)
How accurate is the scan data?

We capture with a Leica RTC360 3D laser scanner. Leica specifies its 3D point accuracy as 1.9 mm at 10 m (about 0.075 in at 33 ft).

Leica states RTC360 accuracy at a 68% confidence level (one standard uncertainty, per JCGM 100:2008) on a surface of 89% albedo. Real plant surfaces are often darker, shinier, or seen at a glancing angle.

Scanner figures are Leica instrument specifications, not project tolerances; registration is checked on every project.

What software are models delivered in?

We work in Autodesk Inventor, AutoCAD Mechanical, Autodesk Navisworks, and Autodesk Fusion.

Point clouds are supplied in one agreed format. Models use appropriate Autodesk software, with Inventor for equipment and mechanical assemblies where appropriate. Native model files and an agreed exchange format are defined in the proposal. Inventor IPT/IAM deliverables include required references when contracted. Tier 4 includes PDF and editable DWG drawings. Software versions are agreed before work begins.

How much notice do you need, and do you travel?

We request five working days’ notice before the start date.

We are based in Harrisonville, MO, and serve the Kansas City metro and the surrounding region.

One scheduled visit within 50 driving miles of our Harrisonville, MO headquarters is included. Additional travel is quoted before scheduling.

Hourly services

Design & engineering support

Beyond scanning, Jason Davis has designed bulk material handling and pneumatic conveying systems since 2008. That design work is available by the hour, scoped separately from the scanning tiers.

  • Mechanical layout drawings

    General arrangement and equipment layout drawings for bulk material handling and pneumatic conveying systems.

  • Detail & fabrication drawings

    Part and assembly drawings for conveying and material handling equipment, prepared in Autodesk Inventor and AutoCAD Mechanical.

  • Installation drawings

    Equipment locations, conveying line routing, and connection points for the installing contractor.

  • Technical documentation

    Written technical documentation to accompany drawings and design packages, billed as engineering support.

  • Outside professional engineering

    When a project needs a licensed engineer, consultation is arranged as outside professional engineering, billed hourly.
